Lifecote Franchises

Advantages of a Lifecote Ltd franchise:

1.     Trading under our established business name.

2.     Initial and extensive on going support

3.     Being part of a Nationwide network.

4.     Fully refundable guarantee.

The franchise package includes all advertising in yellow pages and Yell.com paid for by the company and is included in the price.

We currently have the following areas available for business development:

Mid Wales, Herefordshire, Hertfordshire, Hampshire, Suffolk, Sussex, Wiltshire, Norfolk,  Cornwall, Yorkshire  and various parts of Scotland.

All of these areas are available at £10,000.00+ Vat

We would consider developing Scotland, Ireland, France and Spain.

Please telephone to discus the potential in these areas and to negotiate a mutually agreeable price.

We would hope that after reading the contents of our website and clearly seeing the potential of the franchise you will be at a position to arrive at a decision on purchasing an area.

We must stress that Lifcote Ltd only wishes to sell a business to a suitable applicant. The applicant must undertake all the Lifecote Ltd training and conduct himself in a wholly professional and business orientated manner.

The level of professionalism is outlined in a formal franchise agreement, which both parties are required to sign. This agreement will be e mailed to you on request for your reading before purchasing the franchise.

Initial Summary

Lifecote Ltd will provide the purchasers of the franchise full one to one product training. This will be field training giving the new franchisee hands on experience.

The franchisee will receive a package on receipt of payment for the business. The package will include information, quotation reports and contracts with an overview on how to run the business.

This will include technical assessments, installation, and surveying required to operate the business.

Firstly, you will meet with the operations director, and at this point any questions would be answered and the business plan firmly established.

However, from day one we would encourage regular telephone contact and to build a mutually beneficial business relationship.

This will be followed up with the on the job training, as stated, in our operating area on an actual customer job allowing you to see for yourself the potential realised.

You will receive full certification as a respected Damp proof and timber treatment franchise of Lifecote Ltd operated and owned by you the franchisee.

Lifecote Ltd will supply all the chemicals necessary to undertake your contracts at a substantial discount. We buy the chemicals in bulk thus ensuring Lifecote Ltd can provide our customers with a highly competitive quotation that no other company will be able to match. This will be the key to your business development.

After providing payment and signing the formal franchise agreement you will own the franchise. You may sell it at any time and this could be at a substantial profit in years to come.

The Franchise

Lifecote Ltd will pay for your advertising costs and you will receive 91% of all contract values. We receive the remaining 9% + Vat of the contract value as Royalties.

You have control of the funds and clearly receive the payments directly from your customers. This business opportunity is essentially a full support package that will change your income and life style.

Lifecote has developed approximately 25 business ventures to date and most still operate on a full time basis.

The franchises are however different and come with a guarantee of success through company investment in future advertising and training. Lifecote will ensure your business develops as its clearly in our business interest to see the franchisee develop.

Your earning should be on target for £50,000 + in your first year.

It should be noted that similar franchises are being offered for up to £100,000 and we would respectfully suggest they would not provide the support that Lifecote Ltd will extend to its franchises.

The Business

Lifecote Ltd outlets are franchised. The company has chosen this route in order to replicate the high levels of personal service associated with the original service.

It is difficult to repeat these levels of service with conventionally employed managers. As each franchised outlet is individually owned the customers receive the personal attention of the owner of the business - you.

The support services we supply ensure that the local franchisee has the benefit of a national network behind him. The savings from the low overheads incurred in this type of business structure are passed onto the customers thus ensuring a top quality service at competitive prices.

The Market place

The building preservation market is a large and established one with a secure and stable future. A successful and satisfying business can be built from running a franchised outlet in such a market.

The established methods of Lifecote Ltd, have several features unique to us, ensure that you will have every opportunity to achieve success quickly under our umbrella.

Approximately twenty-two million properties currently exist in the UK. The shortage of suitable housing in some areas of the UK will, naturally, boost the number of properties requiring refurbishment, irrespective of the season, boom and bust cycles. Neglect, design faults, natural wear and tear or previous, inappropriate treatments perpetuate market demand.

Training and Support

It is, obviously, desirable to build up your business in a sure and progressive way, in order to arrive at the optimum level of business and then maintain and increase upon that level - this will involve much patience, hard work and, at times, a certain amount of anxiety. In general the survival rate of new businesses is low but is usual for most franchised businesses to succeed and to maintain that success, this is largely due to the fact that a system of operation and management has been evolved by the Franchisor which minimises many of the mistakes that may otherwise happen.

No previous experience is necessary as full training is provided for each successful franchisee applicant, with back-up manuals and on-going advice, both in the field and from our head office.

The franchisee will also be trained to carry out specialist processes and methods. The methods and equipment employed by Lifecote Ltd are extremely efficient, for example, an entire damp proof course can be injected in one day (for an average sized property).

You can contract out finishing work (plastering, joinery etc) to local craftsmen, who will work to our specifications, including the price for their services in the overall contract, consequently adding a lucrative margin to the work of other people.

The training is one on one. This consists of one-day modules, and ongoing support.

Launch Support

Launch support is, initially, intensive and weekly contact is the usual practice; this subsides, as the business and the Franchisee progress, to a normal operational level. If a situation arises requiring further training and / or intensive support, the Franchisee will always find these readily available.

Franchise Support

An expert management team, with over 14 years experience in core activity management, provides intensive, on-going support, ensuring that all of our area directors can be supported instantly, wherever and whenever.

Royalties, payable to Lifecote Ltd, the Franchiser are 9% + Vat of the retail prices

Working Capital Required

We recommend that you have at least £2000.00 of working capital available. This sum is variable (the business is largely self-financing and working capital relates more to your subsistence costs while waiting for the business to become established).

Sales & Cash Flow

Deposits of 30% for contracts over £1000.00 are the norm and are usually secured on commencement of works; payment of your balance is commonly paid at the end of the last day you are on site enhancing your cash flow.

Occasionally payment will be received from solicitors or direct from a lender (bank, building society etc) and all of your customers are property owners, minimising the risk of any non-payment.

Repeat business is possible and usually available from housing associations and / or local authorities who are themselves, owners of very large stocks of properties, which are constantly requiring repairs and renovations.

Key people, such as estate agents, solicitors and lenders will often make recommendations to their customers, mainly due to the fact that they need the services of companies such as ourselves in order to process property loans and other transactions.

Copies of our adverts, with the business name in your area. You have our trading history and full credibility you may refer to our London office. Lifecote Ltd has been seen on the TV Program Property ladder and can be seen on their Website.

We are going to feature in a second property ladder programme in the near future, this gives the company a great profile and from our experience impresses our customers.

You will be trained in how to generate survey reports and quotation letters. This training is again one to one with the operation director on our own company enquires.

The reports are already provided in a simple format that requires the franchisee to modify for each and every situation. But essentially it’s a simple process and you don’t need to generate your own reports.

Everything is done for you. It is a ready-made business; all you need to do is acquire suitable transport and undertake the business.

You may/will need to link up with a plasterer in your area and we will assist dealings with him.

Now days there are no heavy or expensive pumps; we will use a Cream system to treat the rising damp this is injected into the walls with a simple application gun. This may be seen on our website pages, its simple, clean and very efficient.

The process is designed to allow you the contractor to install the process efficiently and in line with today’s customer requires of high degree of service with the minimum disruption.

Payment of works is immediate from the homeowner on completion.  You may/will need to link up with a plasterer in your area and we will assist dealing with him.
